Investing in Williams Corporation Capital First Mortgage Limited is open only to qualifying wholesale investors who meet one or more of the following investment criteria:

  • investors who are relatives of the company’s directors
  • investors who are close business associates of the company or its directors

  • large investors with net assets or a consolidated turnover of more than $5m over the last two financial years

What is Williams Corporation Capital First Mortgage?

Williams Corporation Capital First Mortgage (WCCFM) has been created to provide a secure pipeline of funding to Williams Corporation. This funding allows Williams Corporation to continue to build centrally located homes that are affordable to buy, affordable to live in, and affordable to maintain for New Zealanders.

Williams Corporation First Mortgage Investments then provides its investors a 10% per annum return, with dividend paid quarterly. Williams Corporation First Mortgage Investments is secured by a first mortgage security with governance provided from Lane Neave.

The directors, Matthew Horncastle, and Blair Chappell come from strong property families. They have owned and operated businesses for 10 years and have been successful property developers for over 8 years.

Kathryn Marshall, the General Manager, has been a successful residential property developer for over 30 years, and uses her extensive experience to guide the company.

The Williams Corporation team consists of in house accountants, architects, project managers and property consultants and a wider network of external builders and plumbers who are all industry leaders. Their skills are showcased by their proven record of success and market domination.


Loans by the Company will be secured by:

  • a registered first mortgage over the relevant development property held by the trading entity;
  • security (by deed of assignment) over pre- sales for units in the development being funded;
  • Personal guarantee from directors Matthew Horncastle and Blair Chappell of $2 million; and
  • Company guarantee from Williams Corporation Limited of $10 million

Your return will be 10% per annum gross. The net-after-tax dividend will be paid quarterly. This is effectively a tax paid dividend with imputation credits and withholding tax attached up to a maximum of 33%.

Governance is extremely important to Williams Corporation First Mortgage Investments, and Williams Corporation. Matthew Horncastle and Blair Chappell are experienced directors of property companies, and govern Williams Corporation First Mortgage Investments under strict operating procedures

Investors’ funds will be kept in Lane Neave’s trust account, acting on behalf of Williams Corporation First Mortgage Investments. Lane Neave will only release investors’ funds when all the correct steps and securities have been taken and are in place.
