Maintenance Manager

Job Description

The Maintenance Manager for Completed Homes is responsible for overseeing the maintenance of the company’s finished homes, including repairs, and emergency servicing. This entails ensuring that all homes are in excellent condition and meet the company’s quality standards. The Maintenance Manager also supervises the maintenance team, ensuring they are well-organized and efficient in their work. This role involves liaising with clients, subcontractors, suppliers, and collaborating with our legal counsel, insurance companies, body corporates, resident agreement and management firms.

Key Responsibilities

  • Managing insurance claims in all cities, assisting clients and loss adjusters.
  • Reviewing and processing (Accept/Decline) items for Cebu, following established systems and procedures.
  • Corresponding with clients regarding declined maintenance items.
  • Assisting the maintenance team in following up with unresponsive or delayed subcontractors.
  • Collaborating with the Quantity Surveying team to obtain trade quotes and efficiently process purchase orders.
  • Providing guidance to the maintenance team on any questions or uncertainties they may have.
  • Continuously seeking ways to improve processes and tasks by 1% each day.
  • Training the Cebu team to enhance their job proficiency, allowing for more focus on complex tasks.
  • Working collaboratively with the maintenance team in Christchurch, Wellington, and Auckland to ensure optimal outcomes for each project.

Required Skills

  • Solid understanding of construction, preferably with a background in construction or engineering.
  • Exceptional problem-solving skills and a positive attitude.
  • Effective communication abilities, including strong public relations skills.
  • Proficiency in people management.
  • Competency in managing data systems.
  • Efficiency in email communication.
  • A team-oriented approach to work.
  • Understanding warranties, maintenance periods, and licensed work.
