New Auckland Housing Rules

Today, new Auckland housing rules have come into effect that change the way that homes in the region can be built. In total, there have been three major changes made. Let’s take a look at some of the key changes.

Increased build quality
One of the key impositions is a plan to make sure that the quality of the built environment is at a high level. The aim of this is to reduce the amount of poorly built homes known as ‘sausage flats’. This is a term used in Auckland to describe properties that are not street-facing and built along long driveways. As such this can create privacy concerns as windows tend to face neighbouring properties. Here at Williams Corporation, we look to build on property that is street-facing anyway as we understand the need for individual privacy.

Proximity to public transport
Another new rule that is being implemented from today is that homes being constructed in the Auckland area must be built in close to proximity to public transport with city routes. Specifically, this means that suitable public transport can be no more than a 15 minute walk or 1.2km away from the residency. Again, we are already one step ahead because when we buy land to build on, we look for close ammenities like public transport.

Build consent change
Finally, council consent is no longer required for build sites that consist of three homes that are three stories high. This is important as we are beginning to see a shift in New Zealand towards more dense housing. This is a step in the right direction to resolve the country’s housing crisis and Kiwis search for affordable housing options.
